These Triple Lakes homeowners now have a great new triple outdoor space!

Before we tell you about this great new triple outdoor living space in Triple Lakes, we have to show you the before and after. You won’t believe the change!

This beautiful home had an existing deck and open porch. The owners wanted to build their dream outdoor space and they certainly did! We transformed that space into two screened porches along with a re-decking to composite wood. For the new screened porch to the right, we had a couple of challenges. We wanted to use a hip roof to match the other rooflines on the home. But, there were a couple second-story obstructions with the windows. We were able to design the hip roof to work with those second story windows.

large screened porch Eze Breeze GreensboroAnother challenge was that the deck was structurally sound enough to support the weight of a roof. In truth, if any deck is not built to support the weight of a roof, it likely will need to be significantly reinforced to support that weight. We were able to shore up the existing deck to support that weight.

Take a look at the deck that connects to the two porch areas.

The brand new screened porch on the right has access off the master bedroom. What a great way to meet the morning by moving out to the porch to enjoy the early morning sun. The porch also has access from the deck that connects the two porches.

The porch on the left was existing except it was an open porch. The family wanted to enclose that porch and put in Eze Breeze windows. Eze Breeze windows are vinyl windows on a track that protect the porch when desired and then open up the porch when desired. With the tracks, they can open up to expose 3/4 of the window.

Patio under deck Dry SnapBelow the porch on the right, the family wanted a dry space to enjoy the patio. We used a product called Dry Snap which creates a completely dry ceiling space. If the porch windows are open and rain enters the porch, that rain will filter through the deck boards. The Dry Snap system collects that water and diverts it off to a gutter without allowing it to flow onto the space below. You can see that it’s not only functional but very attractive. By making this space a dry space, the family has another whole outdoor living area.
